AUGUSTA, Maine — Maine’s latest housing statistics show a market entering the fall season with higher home values, more available inventory and significant differences in affordability from one part of the state to another.
According to the Maine Association of REALTORS® and Maine Listings, 1,542 existing single-family homes sold statewide in August 2026, down 10.09% from August 2025. At the same time, Maine’s median sales price increased 4.31% to $424,550, compared with $407,000 one year earlier.
For people considering a move to Maine, however, the statewide median tells only part of the story.
The latest county statistics show median prices ranging from $175,000 in Aroostook County to $621,500 in Cumberland County during the June-through-August rolling quarter. Some counties recorded double-digit price growth, while others experienced modest declines.
Maine’s Statewide Market Begins Its Seasonal Shift
August marked a change from the stronger sales activity seen earlier in the summer.
While closed sales declined during the month, Maine’s housing market also continued its typical seasonal transition toward fall. At the same time, increasing inventory is providing buyers with more choices and potentially greater negotiating leverage in some communities.
Broader statewide listing data also points toward improving selection for buyers. Realtor.com reported more than 11,000 active residential listings across Maine in August, an increase from a year earlier. The statewide median listing price was approximately $462,200, while homes spent a median 47 days on the market.
Other housing-market data also showed an increase in Maine’s available housing supply compared with last year.
Although different real estate organizations use different property types and methodologies when calculating inventory, the overall trend is consistent: Maine buyers have more homes to consider than they did a year ago.
More Inventory Gives Relocating Buyers Additional Options
One of the most important developments for people considering a move to Maine is the expanding supply of available homes.
More inventory can give buyers additional opportunities to compare properties, explore different communities and conduct inspections without facing the same degree of urgency that characterized Maine’s most inventory-constrained years.
It can also provide additional negotiating leverage when homes have remained on the market longer.
That does not mean every part of Maine has become a buyer’s market.
Well-priced properties in desirable southern Maine and coastal communities can still attract significant interest. Local supply, price range, property condition and location remain critical.
What the August Numbers Mean for People Moving to Maine
Perhaps the clearest message from the latest statistics is the enormous geographic difference in Maine housing costs.
A relocating household looking in Cumberland County faced a rolling-quarter median sales price of $621,500. York County was close behind at $589,500, while Hancock County reached $527,500.
Move inland or north and the picture changes considerably.
Penobscot County was $304,000, Somerset County $251,250, Washington County $243,000, Piscataquis County $239,900 and Aroostook County $175,000.
For buyers with flexibility about where they live, location can potentially change the required housing budget by hundreds of thousands of dollars.
Purchase price, however, should not be the only consideration. Newcomers should also evaluate property taxes, homeowners insurance, heating and utility expenses, broadband availability, healthcare access, employment opportunities, commuting distances, winter conditions and the responsibilities associated with private wells, septic systems and rural roads.
