June 2026 Maine Housing Statistics Break New Record for the Month of June (housing market News )

AUGUSTA, Maine — Maine’s housing market posted a record-setting performance in June 2026, with the statewide median sales price for single-family existing homes reaching its highest level ever recorded for the month of June.

According to Maine Listings and the Maine Association of REALTORS®, 1,556 single-family existing homes were sold statewide during June, representing a 7.31% increase compared with June 2025.

The statewide median sales price rose to $436,000, an increase of 2.59% year over year. The median indicates that half of the homes sold for more than $436,000 and half sold for less. 

Maine Housing Inventory Reaches a 70-Month High

Improving inventory was one of the most important developments in the June report.

Maine had 5,667 homes available for sale, the highest statewide inventory level in 70 months. The larger supply helped produce a stronger sales period while giving buyers more properties to consider.

“The highest statewide for-sale inventory in 70 months resulted in a strong sales period during June,” said Judy Oberg, 2026 president of the Maine Association of REALTORS® and an associate broker at Oberg Insurance & Real Estate Agency in Bridgton. 

Although supply improved statewide, Oberg emphasized that local market conditions continue to vary.

Some communities still have strong buyer demand and relatively few homes available, while buyers may have greater negotiating leverage in markets where inventory has increased.

The combination of more sales, higher prices and improving inventory shows that Maine’s housing market remained active as the summer relocation and homebuying season began.

What the June Statistics Mean for Buyers

For people planning to move to Maine, the increase in available homes may make the search process more manageable than it was during the state’s tightest inventory periods.

In areas where inventory has improved, buyers may encounter:

  • More properties to compare before making an offer.
  • Additional time to evaluate a home and its location.
  • Greater ability to request inspections and repairs.
  • More negotiating leverage on price or closing terms.

However, the record median sales price shows that affordability remains a significant challenge. More inventory has not resulted in a broad decline in home values.

Southern Maine, coastal communities and areas near major employment centers may remain especially competitive. Buyers considering central, western, northern or Downeast Maine may find lower price points, but should also evaluate employment access, healthcare, broadband service, heating expenses and winter transportation.

What the June Statistics Mean for Sellers

June’s results remain favorable for many Maine homeowners considering selling.

The 7.31% increase in completed sales indicates that buyers remain active, while the record $436,000 median sales price shows continued demand for single-family homes.

At the same time, growing inventory means sellers may face more competition. Homes that are priced appropriately, well maintained and professionally presented are likely to be better positioned than properties listed above comparable market values.

As buyers gain more choices, accurate pricing and local market knowledge become increasingly important.

Maine Outpaces National Sales Growth

Maine’s June sales increase exceeded the national result.

Nationally, existing-home sales rose 3.3% from June 2025, while the national median sales price increased 1.8% to $446,400. In the Northeast, sales volume remained unchanged, while the regional median price increased 3.9% to $564,800. 

Maine’s 7.31% rise in sales therefore outpaced both the national housing market and the broader Northeast region during June.

Buyers Should Study Local Market Conditions

Statewide statistics provide a useful overview, but Maine is made up of many distinct local housing markets.

Conditions in Portland, Bangor, Augusta, Lewiston-Auburn, coastal villages and rural northern communities can differ substantially. Home prices, competition and available inventory may also vary widely within the same county.

People relocating to Maine should review town-level and county-level information in addition to statewide data before selecting a community or beginning a home search.

June’s results show that the state’s housing market remains resilient. More homes are becoming available, buyer activity is increasing and the median sales price has reached a new record for the month of June.
