Skittery Woods Workforce Housing Project Moves Forward in Falmouth (featured)

MaineHousing funds to help lower home prices for local buyers

More affordable homeownership opportunities are on the horizon for Greater Portland as the proposed Skittery Woods development in Falmouth receives a major boost from MaineHousing.

Scittery Woods Partners LLC has been awarded funding through the Affordable Homeownership Program, which will help reduce the cost of homes within the planned 48-unit townhome community on Marshall Drive, adjacent to the Falmouth Police Department.

Initially, the for-sale homes in the Skittery Woods project were expected to be priced at no more than $425,000—already considered below the regional median home price. With the newly awarded funds, 20 of the units will now be offered at or below $378,000, opening the door to more local working families and first-time buyers seeking to plant roots in one of southern Maine’s most sought-after communities.

The project is currently under review by the Maine Department of Environmental Protection. Once that step is complete, the development will return to the Falmouth Planning Board for final approval.

Skittery Woods is part of a broader statewide effort to increase the supply of workforce housing—homes that are affordable to moderate-income households, including teachers, healthcare workers, and other essential employees who often struggle to find attainable housing near their jobs.

As southern Maine continues to face pressure from rising home prices and limited inventory, developments like Skittery Woods represent a critical piece of the puzzle. If approved, the project will not only expand homeownership opportunities but also support a more balanced and inclusive housing market in the region.

More updates are expected as the project advances through the final stages of regulatory review.
