Maine Real Estate Market Shifts in November 2024 Toward Balance as Sales and Prices Rise (featured)

The Maine real estate market is showing signs of shifting toward a more balanced state, according to Maine Listings. In November 2024, sales of single-family existing homes increased by 6.81% compared to the same period in 2023, with the median sales price (MSP) rising 8.45% to $385,000. The MSP indicates that half of the homes sold were above this price and half below, reflecting the ongoing strength in the market.  

Paul McKee, President of the Maine Association of REALTORS® and a broker with Keller Williams Realty in Portland, noted that the winter season presents unique opportunities for both buyers and sellers. “Winter is a great time for sellers to list their homes with less competition and for buyers to remain persistent in their quest for homeownership. Life changes happen regardless of the season,” said McKee.  

He emphasized the improved conditions for buyers compared to a year ago, pointing to increased inventory, slower price appreciation, and a favorable economic outlook.  

National and Regional Trends  

The National Association of Realtors reported a 7.4% increase in single-family existing home sales nationally in November 2024 compared to November 2023. The national MSP reached $410,900, reflecting a 5.0% rise.   In the Northeast, sales grew by 6.3%, with the regional MSP climbing 9.9% to $475,500 in November 2024 compared to the previous year.  

Positive Outlook for Maine  

McKee highlighted the broader statewide trends, with sold statistics from January through November 2024 running 4.1% ahead of the same period in 2023. He expressed optimism for a strong finish to 2024 and continued robust buyer demand in 2025.  

“We’re seeing promising signs that the real estate market is beginning to shift slightly, with supply increasing and slower price appreciation,” McKee added.  

For both buyers and sellers, Maine's evolving market presents opportunities as it transitions to a more balanced state, offering hope for sustained activity in the coming months.
