Many of Maine’s towns and cities have become increasingly sought after—and therefore expensive—making it challenging for not only families and an individual to afford to move here, but also challenging to navigate the entire process. We sat down with Maine real estate expert and licensed Realtor, Kirk Duke to discuss some alternative options. Kirk walked us through several affordable alternatives that offer the same charm, water side retreats and a peaceful lifestyle without breaking the bank.
“As a Maine realtor, my priority is helping home buyers find the perfect community that meets their needs and lifestyle. When comparing affordable alternatives to some of our state's popular but pricier towns, it's essential to focus on what you value most.” says, Kirk Duke of Tim Dunham Realty.
Here’s a look at some of Maine’s most sought-after cities and Kirk Duke’s TOP choices for more affordable nearby towns:
Greater Portland Urban Oasis
Portland is often the first city that comes to mind when considering a move to Maine. With its vibrant arts scene, excellent dining options, and miles of waterfront, it's a highly desirable place to live. However, the real estate market in Portland is out of reach for many prospective homeowners.
Affordable Alternative: Lewiston/Auburn
If you need to commute to Portland for work or just want to be nearby for amenities but want more value for your money, consider Lewiston and Auburn. These twin cities offer affordable housing, a strong sense of community, and are within commuting distance of Portland. You can enjoy many amenities right in Lewiston/Auburn and will also have easy access to Portland while living in a more budget-friendly environment.
Affordable Alternative: Bangor
If you don’t need to be in commuting distance to Portland, and you seek city amenities without the high price tag, Bangor is an excellent choice. Bangor offers a lively cultural scene including major concerts, plenty of dining options, and Maine’s outdoor activities, all at a fraction of Portland's cost. It’s also close to coastal attractions like Acadia National Park (about 40 miles). It's a great place to enjoy urban conveniences in a more affordable setting.
Camden Quaint Small Town Living
Camden is a quintessential New England town that captures many visitors' hearts with its scenic harbor, historic architecture, and lively community. However, its popularity has driven up real estate prices, and summer traffic can be a hassle.
Affordable Alternative: Rockland and Thomaston
Just 15 minutes south of Camden, Rockland is known for its robust arts scene, excellent restaurants, and waterfront attractions. Even more affordable is Thomaston, which offers a quiet, small-town atmosphere while still being close to Rockland's amenities.
Affordable Alternative: Belfast
Located 25 minutes north of Camden, Belfast is another fantastic option. This town features a lively downtown, beautiful harbor views, and a welcoming community. It's a great place to enjoy the charm of coastal Maine without the high costs associated with Camden.
Sebago Lake Lifestyle
Sebago Lake is the largest lake in southern Maine and a popular destination for outdoor adventurers. However, the lakeside towns of Windham and Raymond, close to Portland, can be quite busy and expensive.
Affordable Alternative: Naples, Bridgton, and Harrison
For those seeking a quieter and more affordable lakeside experience, consider moving a bit further north to towns like Naples, Bridgton, and Harrison. These areas offer the same recreational opportunities—boating, fishing, swimming, plus add in skiing—without the larger crowds and higher prices. Additionally, you can explore other nearby lakes such as Long Lake, Highland Lake, and Moose Pond for even more outdoor experiences. These areas are also perfect for winter activities like skiing, snowmobiling, and ice fishing. Naples hosts an Annual Christmas in July Boat Parade. Bridgton is home to Pleasant Mountain Ski Resort with the most trails for night skiing in the region. Harrison is home to the Deertrees Theatre, a 280-seat Historic theater aptly dubbed “Maine’s Most Enchanting Playhouse”. Living in Naples, Bridgton, or Harrison means you'll have year-round access to indoor and outdoor fun, making it an excellent choice for lakes and mountains lovers.
“For those considering alternatives to Portland, people often look for vibrant breweries, bars, restaurants, and a thriving arts scene. In contrast, Camden alternatives attract buyers who seek coastal small-town charm and proximity to the water, even if direct waterfront property isn't within reach. For those exploring alternatives to Sebago, the biggest 'must-haves' are lake access and ample space to spread out and enjoy nature. Understanding these key priorities can help buyers find the best fit for their new Maine home." says, Duke.
While some of Maine’s most popular cities can be too expensive for homebuyers, there are plenty of nearby hidden gems that offer similar benefits at a lower cost. Whether you're looking for a lively city atmosphere, coastal charm, or lakeside serenity, you can find an affordable place to call home in Maine. Explore these affordable alternatives and you might just find the perfect spot that fits both your lifestyle and your budget.
